After building a new covered balcony for a client in Dallas, TX we set about to waterproof it.  First we taped all of the substrate decking seams, thresholds etc.  Then we installed drain scuppers to transport water from the inside of the balcony to the outside during heavy rain storms.  After that we installed angled cant strip insulation around the perimeter of the balcony & applied highly adhesive flashing tape over the perimeter cant strip and up the wall.  We then installed the EIFS wall styrofoam on the four perimeter walls & prepared to apply the base coating.  We applied the self-leveling base coat in stages – 5 gallons per coat.  Upon completion of the application of the 4th balcony base coat application we applied another 2 coats of slope base coating.  After all of the applications cured we applied the first coat of finish.  As the first finish coat started to set up and become tacky we scatter-applied silica sand over the balcony surface and back rolled it into place with yet another coat of finish.  The silica sand will provide a surface with safety traction when wet.  The final color of the finished balcony is dark gray.  Now we have a completely waterproof balcony with a beautiful finished surface with safety traction.
