Residential Construction/Small Home Building


 This month we built a 1,750 square foot home for a long time, repeat client in Van Alstyne, TX.  To start we had to clear the lot of trees, stumps, etc.  We graded the lot and proceeded to dig the foundation beam ditches.  Once the monolithic foundation beam ditches were ready and the rebar steel was set and tied, we roughed in all plumbing and electrical.  We then poured the foundation and the slab.  We smooth finished the slab in preparation for concrete staining.  We then framed the new structure with steel members and beams.  The structure has sleeping lofts, two restrooms, a living room, a kitchen and a master bedroom.  We also framed the large covered patio on the front and left side.  Once the framing was complete, we clad the walls with Tyvek and a prefinished 22 gauge steel R Panel siding system.  We trimmed all corners and transitions.  Upon completion of the exterior walls, we installed the concealed fastener standing seam 22 gauge steel roof system.  We flashed the dormers on the front of the roof and also flashed the wall-to-roof transitions.  Once the structure was weather proof we moved to the interior.  The first thing we did was to distress and abrade the slab with cutting torches, chisels and a hammer drill in preparation for the concrete stain.  We then stained the entire slab with a distressed leather finish.  We then started framing the rooms and lofts.  Once the interior framing was complete we installed closed cell R49 open cell spray insulation on the underside of the steel roof panels and on the inside of the steel wall panels.  We then hung, taped, bedded & textured the interior drywall.  Once the interior was essentially finished we hooked up and installed the washer/dryer, commodes and kitchen appliances.  We then moved back out to the exterior where we coated the porches and patios with an epoxy based non-slip compound.  We mixed the compound with a custom caramel color to complement the exterior façade and the interior finish outs.  The finished product made our long time clients very happy.  Our project was scheduled for completion in 6 weeks, we finished in 4 weeks.
